Master Plan Delhi – facts and Predictions
Delhi Master Plan 2021 is a solution to combat the housing problem due to increasing population in the city. Delhi Development Authority is the frame maker of this master plan for planned growth of the city especially at the outskirts. It has been prepared keeping in mind the larger population and to provide affordable homes to the salaried mass.
Master plan provides detailed information sequentially with respect to shelters, transportation, industry, commercial centers, land usage etc with a well explained hierarchy. For the controlling of development phases, areas of urbanization have been divided into zones. Among these seven zonal plans has been approved thus initiating construction. Delhi Master Plan 2021 has achieved growth potential and this is possible due to the awareness of comprehensive city planning of DDA for the sake of common men. Along with A, B, C, D, E zones there is a focus on L-zone having a larger area of 22840 hectares surrounded by NH-10 and railway track in the north. Covering a widespread area after zone K i.e. falling under Dwarka sub city in the east, L-zone became prospective zone for housing and commercial projects to develop the 46 villages in this area.
Delhi Master Plan 2021 brought a remarkable change by introducing land pooling model, which is expected to rationalize price and implement cost-effectiveness in the housing projects. Market participants, builders and co-organizations are already offered good opportunities thus ensuring regulations at all level. Though the initial phase of the master plan Delhi worked well and is on implementation stage, but there should be further analysis of ground reality by team of experts at every stage of land pooling and construction ensuring financial viability and flexibility. Henceforth, since the first issue of Master Plan Delhi, it has evolved a lot and subsequent amendments have been made after thorough market research in several post issues, thus ensuring its full proof operation.
